Wastewater Collection Division Fleet Maintenance Building Roof Replacement & Warranty Extension

SEALED Proposals will be received for the Metropolitan Sewer District of Greater Cincinnati (“MSDGC”) by the City of Cincinnati (the “City”), as sole management agency for the operation and maintenance of MSDGC at Two Centennial Plaza, 805 Central Avenue, Suite 234, Cincinnati, Ohio 45202:

Offerors must deliver their proposals to the City at Two Centennial Plaza, 805 Central Ave, Suite 234, Cincinnati, Ohio 45202, by the time and date specified above, either by hand or other logistics.

A brief description of the services sought:
The existing built up roofing system at the Wastewater Collection (WWC) Galbraith Road facility was installed in 1997 and is now approaching 20 years of service life. Normal weathering has occurred to the surfacing system and flashings. The WWC Roof Replacement and Warranty Extension project will include roof repairs to restore the existing roofing system’s waterproofing capacity. Restoration of the surfacing and flashing systems will put another 20 years of service life into the roof system and allow the roof warranty to be extended for another 20 years.
The following are the work tasks/deliverables to be performed:
1.  Built-up roof membrane prep with wet vacuum of gravel membrane and restoration of flashings and the application of new aggregate surfacing.
a.  Rework existing drain sumps at each drain location
b.  Provide new lead flashing at each soil stack location.
c.  Seal each storm collars at all round penetrations.
d.  Install new stainless-steel batten cover over each lap of the existing roof-to-wall expansion joint.
e.  Remove existing walk pads and install new walk pads.
f.  Provide new skylight lens over each of the identified skylight curb locations.
g.  Spud, prep and repair the identified metal edge locations.
h.  Remove sealant from reglet counter-flashing and prime, seal and tool new sealant.
i.  Replace all exposed non-stainless steel fasteners of parapet coping cap.
j.  Provide 10 year warranty for all roof areas that includes annual inspection, housekeeping and Preventative Maintenance (PM) service visits as part of the warranty.
